Inspections and testing following the fire are continuing. The life-safety checks have been completed, and our current focus is on the building’s mechanical and electrical services, including heating and ventilation.
A number of these systems are located in areas affected by roof damage, and the recent rainfall has created some additional challenges. These systems now need to be inspected and assessed to determine what repairs or short-term measures are required before areas can be reoccupied.
Reoccupation will be phased, with some areas remaining out of bounds while investigations and repairs continue. Some environmental systems may also initially operate below their normal level while remedial works are undertaken.
We recognise the significant impact the closure is having on everyone who uses the building and are working to restore normal operations as quickly and safely as possible.

Update 04/09/2026
We have continued to make good progress this week with investigations, inspections and testing following the fire, to allow the safe occupation of as much of the building as possible, as quickly as reasonably practicable.
The safety of everyone using the building remains our priority. Before allowing areas to be reoccupied, it is essential that critical life-safety systems, including the fire alarm and emergency lighting, are functioning appropriately. We have also been carrying out inspections and testing to identify any safety issues arising from the fire and to determine how any remaining issues can be safely managed in the short term while permanent repairs are undertaken.
Many of these investigations and tests have now been completed. Subject to receiving and reviewing the outstanding results and confirmations, we are hopeful that much of the building will be able to reopen for occupation shortly.
Reoccupation is likely to be phased, and some areas of the building will remain out of bounds while further investigations and repairs are completed. Tenants should also be aware that some internal environmental systems may initially operate below their normal level of performance while remedial works continue.
We will continue to provide further updates as soon as we can confirm the next steps and anticipated timescales.
Update 27/08/2026
Futures House experienced a fire on Wednesday 12 August 2026. Since then, we have been working closely with our insurers, loss adjusters and professional consultants to complete the necessary emergency works and assessments to enable the building to reopen safely.
The initial cleaning has been completed and most of the main building services have now been reinstated. Our Building Surveyor and other specialist contractors are continuing to assess and address the remaining works and requirements.
Subject to the necessary professional and safety confirmations, we are currently aiming to begin reopening the majority of the centre towards the end of next week or during the following week, on a phased basis.
We expect that some services may remain temporarily unavailable or operate with restrictions for a period, while the remaining reinstatement works are completed. We will continue to work as quickly as possible to restore all services fully.
We recognise the disruption and uncertainty this has caused to our staff, tenants, service users and the wider community, and we greatly appreciate everyone’s patience, understanding and cooperation while we work through the recovery process.
We will provide further updates as the reopening programme becomes clearer.
